These photos suggest he had formulated ambitious plans to transform the sprawling island by constructing residences, an amphitheatre, an underwater office and a pool.
Visible on the plan is Pillsbury Sound, a strait in the territory, noted on the bottom right.
The site plan is marked up in notations in red and includes a notes section detailing distinct areas of the property.
Alongside this are what seem to be an additional nine site drawings and construction drawings, featuring designs for boat shelters.
